Mitsubishi Corporation Urban Development, Inc. The first joint project between the MCUD LOGISTICS Series of logistics facilities by Mitsubishi Corporation Urban Development and the ZIP Series by Phoenix, the project will develop two logistics facilities in the Kansai area and one in the Chubu area, with a total floor area of about 90,000m2. Mitsubishi Corporation Urban Development will play the central role in the stages from project formation to development, and Phoenix will engage in operation following development.
Mitsubishi Corporation Urban Development and Phoenix will engage in development projects aimed at providing high quality real estate to the income-generating real estate market, in line with the needs of tenants and investors.
The brand symbol, expressed in blue and red, evokes the arteries and veins that deliver blood throughout the body, expressing the vital role of logistics as an economic infrastructure business that delivers value to society.
"ZIP" encompasses meanings of "packing," "rapid movement," and "postal codes" (i.e., ZIP codes). The name and logo are imbued with the concept of shipping goods with care, accuracy, and speed.

MCUD, ZIP Hyogo Tojo (tentative name) is located in Hyogo Tojo Interpark near the Hyogo Tojo Interchange on the Chugoku Expressway, in an environment that facilitates round-the-clock operation and frequent deliveries. It enables inter-city transport in the Himeji/Chugoku area direction and the Kobe/Osaka direction (about 40 minutes to central Kobe or 50 minutes to central Osaka) via a network of expressways including the Chugoku Expressway, Maizuru-Wakasa Expressway, Sanyo Expressway, and Rokko-Kita Toll Road, as well as regional delivery via prefectural roads and national roads around Harima and Kobe.

MCUD, ZIP Osaka Hirano (tentative name) is located in inland Osaka about 2.0 km from the Yao Interchange on the Kinki Expressway. This affords it outstanding transportation convenience in the greater Kinki area along with close proximity and delivery convenience to the Osaka urban center district, the largest consumer area in the Kansai region. It is also about 4.5 km from JR Kudara Kamotsu Terminal Station, making the location advantageous for modal shift. The facility is further located within walking distance of the nearest train station, Kami Station on the JR Kansai Main Line, and Shin-Kami Station on the JR Osaka Higashi Line. MCUD, ZIP Shizuoka Kakegawa (tentative name) is located about 2.3 kilometers from Kakegawa Station on the JR Tokaido Main Line and about 3 kilometers from Kakegawa Interchange on the Tomei Expressway. This area features a significant need for logistics hubs with good access to National Route 1, a major highway. Capable of wide-area delivery within a range of approximately 200 to 300 km from both the Tokyo metropolitan and Kansai areas, MCUD, ZIP Shizuoka Kakegawa can serve as a relay logistics hub enabling round trips of about eight hours from both metropolitan areas, offering a solution to the "2024 problem" restricting overtime work for truck drivers.
