A job where you gather information from customers, from within the company, and from the market, then generate solutions.
Corporate Real Estate Solution Dept.
Honing intuition for market trends and locations for more effective use of corporate real estate.
At the CRE (Corporate Real Estate) Solution Dept., we offer daily solutions for real estate issues that companies face. Real estate often accounts for a significant portion of a company's assets, and there is demand for more effective use, both internally and externally. Our role is to draw out the real estate concerns held by companies and develop business and profitable solutions.
Naturally, needs vary by company. Some companies want to sell their current properties, while others seek to repurpose them to generate revenue, such as converting a factory to a commercial facility. Since we often receive inquiries from clients of Mitsubishi Corporation, our parent company, we sometimes work on well-known corporate projects.
Offering appropriate solutions starts with thorough customer consultations. Insight into trends in rent by area, construction costs per asset class, and location suitability is also required. To create plans and proposals that delight our customers, we visit them, listen to them carefully, and create well-thought-out proposals.
Internally, we also have a system that lets us browse revenue structures and property information for successful projects, so we can also study using such tools.
An environment where you can gain a broad range of experience and take on unprecedented projects is what makes this job so appealing.
I was involved in real estate development before, but learning about this company's commercial and logistics facility projects made joining an easy decision. Working within Mitsubishi Corporation's large network seemed like it would promise a broader range of experience than other developers.
People rarely consider the business structure behind the buildings, apartments, and shopping centers they frequent. I find unraveling these aspects a particularly fascinating part of this job.
Our company is proactive in exploring new asset classes. For instance, innoba OTA in Ota City is a multi-tenant factory and R&D facility, shared like an office space. This project is the first of its kind for the company and a project not commonly pursued by other companies. The opportunity to engage in unprecedented projects like this is a key part of the appeal of this company.
I plan to develop more multi-tenant projects following innoba OTA. I also want to get involved in logistics projects, an area new to me.
