Deep involvement in diverse development projects through risk management.
Risk Management Dept.
Seeing behind the curtains for everything from the financial industry to the real estate industry is what makes this job appealing.
I changed jobs from the financial industry to Mitsubishi Corporation Urban Development. When I was thinking about changing jobs to a real estate developer, I found it interesting that we are not limited in the asset classes we handle and that we have a wide variety of assets. In addition, as a native of Kanagawa Prefecture, the fact that we handle the Yokohama Red Brick Warehouse was one of the reasons I was interested in our company.
Currently in the Risk Management Dept., I conduct credit assessments by examining clients' financial conditions and market environments, assess transaction eligibility primarily on a qualitative basis, perform legal tasks such as checking contracts, and monitor the progress of development projects.
In my previous job, I handled credit work associated with corporate real estate purchases, but in the financial industry, the fruits of my work were not visible. In contrast, at Mitsubishi Corporation Urban Development, I can see buildings being constructed from properties acquired and feel that I have indirectly contributed to the company's overall activities from acquisition to sale. Visiting the actual buildings and seeing for myself their size also heightens my sense of fulfillment.
Develop a system for early detection and response to risks by emphasizing research and information gathering.
I feel that our company attracts highly specialized people from a variety of backgrounds. The environment is one where people of different strokes exist. That is why I believe We are a place where different people can belong.
We use a somewhat flexible work style called ABW, which allows for communication face-to-face or through email, chat, or online meetings, depending on the circumstances. Many people are willing to share project information and real estate knowledge if asked, so gathering information and asking questions is no problem.
When getting involved in various projects in the future, I would like to detect both foreseeable and unforeseeable risks at an early stage. As the Risk Management Dept., we must have systems and methods in place that allow for effective management when problems arise.
To do this, it is vital to obtain and then organize information from different perspectives. I believe it is particularly important to maintain close coordination both inside and outside the company.
As a member of the Risk Management Dept., I try to ensure that unknowns are not left unchecked, instead researching them thoroughly. Since there is often a demand for accountability, I plan to continue improving our ability to organize information and explain it logically.
